Flipping Fun…
This past couple of months have been really busy…..weddings, birthdays, engagements, and of course flipping houses.
A few of our friends have been asking for pictures of this “Flip”, and the easiest way to get pics to them is to post about it.
Perhaps my out-of-state readers are thinking of moving to Florida…. or perhaps having a “home” away from home.
In that case…we welcome you. 🙂
There are 2 full baths…3 bedrooms, a family room off the kitchen and a living room as you enter the double front doors.
Below are a few pics of the latest flip, starting with the pool, which seems to be the first concern of home buyers in Florida.
The lanai area is conducive to outdoor living…and includes a spa.
I am not a fan of carpeted bedrooms…though we do have 40 degree temps from time to time in Florida… and a few people have voiced a preference for carpet in the bedrooms.
How do you, my dear readers…. feel about carpet in a tropical setting?
Up north, carpet is almost a necessity….down here, not so much.
I am finding as we flip homes that there are things I favor in each and I especially like the paver driveway of this home.

infinity pool… sounds lovely as long as the gators can’t get from the canal into the pool…
I’m betting that you already have an idea of the pool’s tile color scheme. Has the Captain got a nick name for you as his sidekick on the work site? Or does he just call you Boss?

No gators in the pool for sure…..yes, I am already planning colors!
As far as my nickname…it is probably “honey-can-you?”…hahaha!

Hi Kari, I love the photos. Had me confused at first as I thought it was “flip 1”. The pool is amazing especially with the spa and I think the tiles are just perfect. I am especially jealous of all the square footage…
So… have you picked the next “flip”?

Actually yes!…we just closed on another home off Surfside. Do you remember all those homes that you really liked on the way to Flip 1? This one is in that area and has great “potential”…which means it is going to require quite a bit of work.
It is on a canal and does not have a pool, so the Captain wants to put in an infinity pool … which will give the effect that the pool water is running into the canal. Guess I better get my cement boots and trowel ready! 😉

How much are homes going for in Florida these days, Kari. I would probably prefer tile to carpet because of the humidity in Florida.
The humidity is very high here in Missouri right now though.

Hi Sandy…This flip is listed at $214,900.00…The square footage is about 1800 under air….if that helps. Canal homes add another 10-20 thousand dollars. There are lots of homes starting at $85,000 to $100,000 with about 1200 square feet and most do not have a pool. Most homes seem larger down here because of open floor plans and access to large lanai and pool.
I have to be honest….I don’t notice humidity here at all….but I sure do like the warmer weather. 😉

Hi Kari, just read your reply to Sandy. I am surprised that canal homes are expected to only raise the price by 10 to 20K since canal lots around here (SW cape Coral) are going for 80-90K! Maybe that suggests you’re better off buying an existing home on a canal rather than buying a lot and building. Now that I think of it, Dick and I own a lot on a fresh water canal that would probably fetch 25K on the open market. So that is a difference to consider, fresh water and gulf access.
I’ve never been bothered by the humidity, but I’m only here mid Nov to mid June.

It certainly depends on location! location! location! doesn’t it?
Gulf access is always prime! AND because of the layout of the 400 miles of canals, here in CC….reaching the Gulf can take up to an hour, while s-l-o-w-l-y navigating the waterways. So the desired locations are the homes that allow the “boater” to get out on open water quickly, and the price tag is a lot higher.
Believe it or not, many people are buying houses built in late 60’s that are on canals and tearing them down and starting over….which is why you see a home listed for S400,000.00 beside a home listed for $125,000.
I have to confess that I leave all the wheeling and dealing or “money talk” to the Captain….I am just the “hired help”….and not even “hired” , I am free labor! ;). I do the designing and leg work as you know, and I also am the “on call” person when the hot water tank blows a gasket or the home inspector wants to “inspect”!
The Flip we just closed on is actually only a few blocks from your house and it is on a canal.

Hi Kari, I have noticed that the Parade of Homes models tend to put carpet in the bedrooms so there must be a demand for that. We have carpet in two guest rooms and I have left it there; but I think if I were looking for my perfection, I would tile, and place an area rug (for me, probably an Oriental from up North) on top of the tiles. My master is Mexican saltillo tile; and I love walking through the whole first floor on that tile. Would not place carpets on top of it.
I think the paver tiles on the driveway are classy; but like anything nice, they require maintenance, i.e. weed control.
I was wondering, do code requirements stipulate that one must have the pool protector barrier? Your location is next to the Sports Complex,isn’t it? That seems like an asset for a family.

I agree with you on the tile Donna…I think of sand issues too with carpet… but we decided to try it on this second flip. The first flip was close to a Sports complex…that is the one I took you and Melody to see…This one is not too far away, but closer to Skyline, while the other one was closer to Surfside.
As far as code….we didn’t put the protector barrier in the first flip and the inspector passed us. The only condition is you must have a screen or pool cage and the door handle must be very high so little ones can’t enter the pool area. Also, code requires an alarm on all the doors going to the pool…. so we had to add those to that flip.
