Flippin’ Fun? Maybe, maybe not!
To flip or not to flip….
You are most likely asking yourself, ….What?
A few months ago, the Captain and I decided to invest in more Real Estate!
It is a huge investment and with the way of the economy these days, one questions the possibilities.

However, we thought about it and prayed about it and thought about it some more.
We decided to purchase another house that we could go in and gut completely, remodel and “flip” it or in simpler terms…sell it.
I liked the idea of being able to choose everything, including where interior walls would go (within reason…load bearing etc to be considered) and not have an emotional investment.
I have been fortunate to have designed a few of the houses we have had built for us over the years.
Some choices are agonizing when one thinks the decision is an irreversible decision.

Open Kitchen area to Living or Great Room and formal Dining/Office. Dining Nook is to the left of the pony wall.
So making decisions and watching progress on this “flip house” has been exciting.

Formal dining/office French doors. They won’t have white panes. This makes for easier painting the painters tell me. 🙂
I have enjoyed picking out french doors for the formal dining/office.
I have enjoyed picking out all the lighting fixtures, indoor and outdoor…and the pot lights at various places.
I have enjoyed picking out all the paint colors and crown molding.
I have enjoyed picking out new 42 inch cabinets and hardware.
I have enjoyed changing a ordinary doorway to an arched doorway.

Master Bedroom right after insulation! It is a long room which will require some creative staging on my part.
I have enjoyed picking out the cultured marble for the huge garden jet tub in the Master Bedroom and vanities.
I have enjoyed the decision of how to paint the tray ceiling in the Master and the installing of recessed lighting.

I have enjoyed picking out swimming pool shapes and tiles and pool decking which has yet to be installed!
And do you know what is the very best part of this whole project?
We have a General Contractor to do all the “go do stuff”.
He also contacts all the different sub-contractors to get all the bids and the Captain and I make the decision on who to go with.
Sooooo much easier than having to do all the “go do stuff” as we did on out little rental house!!!

I will keep you updated on our progress on the flippin’ fun house, as it is now getting to look like it could come together very soon.
Of course, the pool has not been started yet….permits, etc…which the Captain nor I have to deal with!! Yeah!
And the exterior has not been landscaped nor the exterior of the house painted.
Any suggestions on exterior paint color for this flip house? Neutral or Daring? 😉
We will be listing the house as soon as it is finished and I have purchased all the staging furniture!
We believe staging a house makes a big difference…sort of lets a buyer see how it could look!
That will be fun too!
Do any of you have an opinion on staging? To stage or not to stage?
Well, there is something that is not fun, but I leave all that up to My Captain..… ;0 …. and that is the signing all the checks for services!

I revisited your other two posts and found I had left comments on both of them. I had to laugh at some of the other comments, namely your sister’s. Now, I know your name, Francis. lol

That was not my sister, but my only daughter commenting…and she talked about her husband Francis!
They have several rentals and Francis is always remodeling something. He has been remodeling their house since they got married.
Francis took a little 4 room house that he actually bought while still in high school, (I believe) and made it a two story Victorian house over the years.
Only daughter has more patience than I….she has literally lived with table saws and tools as living room furniture!
The good news is, Francis has a workshop that is amazing!…but it is in their back yard.I think Francis has every tool known to man!

LOL Oh, Kari, I should’ve gone and re-read that portion. It sounds like you both have handy men in your lives.
I think staging always helps to sell a house, Kari. It sounds like it will beautiful when you get done.
It is located just North of Trafalgar, Donna…in the SW part of the Cape….not too far from the Sandaval gated community.
I go over there at least once or twice a week to see how it is going. Not sure “they” always appreciate that…hahaha! but oh, well. 🙂
I thought of bamboo flooring for the Master….still thinking about that. 18 inch tile for most of the house!

Fascinating! Where is it located? Do you get to visit regularly? I would say stage, based on your excellent taste. Are you doing hardwood in the bedrooms like you did at your house? I just love seeing these pictures, almost as much as eating:)
